HDFC Capital Advisors has partnered with Curated Living Solutions (CLS), backed by the DivyaSree Group, to create a Rs 1,000 crore platform focused on building and operating large-scale rental housing assets in India.
The partnership marks a push towards institutionalising India’s fragmented rental housing market, targeting demand from students, young professionals and migrant workers across major cities. The platform will develop, own and manage professionally run rental housing projects, aligning with shifting urban living patterns and rising workforce mobility.
HDFC Capital Advisors, the real estate private equity arm of the HDFC Group, will bring long-term capital to the venture, while CLS will contribute development and operational expertise. CLS currently manages more than 13,000 beds across co-living, student accommodation and worker housing segments.
Vipul Roongta, CEO of HDFC Capital, said India’s urban rental market is entering a critical growth phase driven by a young population and increasing migration for education and employment. He added that the partnership aims to create scalable, professionally managed rental housing assets in leading urban centres.
Bhaskar Raju, promoter of CLS and part of the DivyaSree Group, said the platform will focus on high-quality rental housing with an emphasis on safety, functional design and sustainability, combining institutional capital with operational depth.
Jai Challa, CEO of Curated Living Solutions, said the collaboration would help the company expand its footprint across key markets while maintaining efficient management standards.
